Estate agents accuse Rightmove of overcharging for subscription fees

Rightmove, a property portal, is the focus of a class action lawsuit as estate agents accuse it of overcharging for services. It is claimed that thousands of businesses have been held captive as customers, with little to no real competition. This situation has enabled Rightmove to repeatedly and significantly increase prices without sufficient justification or transparency.

The claim, initially reported in November 2025, has now been filed with the Competition Appeal Tribunal by Jeremy Newman, a former member of the Competition and Markets Authority panel. He alleges that the property portal has been abusing its dominant market position by imposing excessive and unfair subscription fees. Newman states that hundreds of estate agents are reporting fee increases with little to no change in the services provided, as they have been “squeezed” over recent years by stagnant property prices.

The collective legal action could be valued at up to 1.5 billion pounds and is said to have already gained support from more than 250 real estate agent businesses. Rightmove stated the claim was “without merit, and we will defend it vigorously,” adding that it is “confident in the value we provide to our partners and consumers.”
